18th Century Farmhouse with Courtyard, Swimming Pool and 7 acre garden.
Les Ris Bellot (or sweet stream in old French) is situated in a secluded valley, some 10 minutes drive from the famous town of Cognac. This spacious house has four bedrooms and dates back to before 1745 and is featured in the Patrimoine book of the region. It faces onto a central courtyard, enclosed by a barn, granary and a pond. there is a stream running through the grounds which is the boundary between the departments of Charente and Charente Maritime. It is surrounded by 7 acres of garden, woodland and vineyards and boasts a new heated swimming pool. If it is tranquility you want, this is the place for you.

The House.
On the ground floor:
Large sitting room, with wooden floor and traditional Charentaise, stone fireplace. This light, spacious room boasts a large bookcase with an eclectic mix of literature which should have something for most tastes. There is also a DVD/CD player, plus TV with SKY satellite.
Kitchen - A large, well equipped kitchen and family room with farmhouse table and built in fireplace. Equipment includes dishwasher, large range-style oven, microwave, fridge-freezer. There is also a CD player and high chair provided.
Utility Room, with washing machine, shower and wc.

Upstairs.
The large stone staircase leads to:
Master bedroom - with 'walk-in' wardrobe, large en-suite bathroom, and separate WC.
Double bedroom. With large wardrobe.
Twin bedded room. With large wardrobe.
Shower room. With double wash basins and leading to:
Childs' bedroom. With 2 bunks and single bed.
Separate WC.

Outside.
Access to the large, enclosed courtyard is through either of 2 large archways, which give access to the extensive gardens. Through one is the 100 metre driveway, flanked by gardens on both sides. The other one crosses the stream and reaches further lawned areas.

The heated swimming pool is 10 metres long by 5 metres wide and surrounded by lawns. The whole of this 'compound' is enclosed within a neat, unobtrusive fence, which conforms to all the the current safety legislation and looks out over the garden and surrounding vineyards. We supply sun beds, parasol, table and chairs.

There is also a large area, roofed but open on two sides (known as the 'wine bar') which overlooks the pond and is used by all as a shaded spot to either take a drink, read, or simply relax and watch the ducks on the water. For those with more energy there is a table tennis table and a dart board within this area. In the comer, you will find a BBQ.

Suitability.
Suitable for children. Please note: as there is a stream and a pond, toddlers will need supervision.

. The letting period is from Saturday 4.00 pm on day of arrival until Saturday 10.00 am on day of departure.

Location.
The property is situated a few kilometres to the North West of Cognac, famous for it's brandy distilleries, such as Hennessy and Remy Martin. It is approximately an hour's drive-from airports at Bordeaux (South); La Rochelle (North West) and Poitier (North East). To the east is the ancient town of Angouleme.
The Atlantic coast, with its miles of beautiful beaches, is only an hour away where one can also find the zoo at Palmyre. There are a number of attractive towns, such as Royan, Rochefort and La Rochelle, the yachting centre of France. There are also the three islands of Oleron, Aix and Re.

Travel Details.
For those using the Channel ports the most popular are St.Malo, Cherbourg and Caan. On making a firm booking guests will be sent a travel pack with directions from all three of these ports, plus detailed local directions from the nearest towns and villages.
Airports are at Bordeaux (BA, Air France and BE); La Rochelle ( Ryanair and BE), Poitier (Ryanair).
Trains are at Cognac and there is a direct channel tunnel link from Angouleme
